Terms and Conditions of Booking and Refund
By Placing a booking with us (Holly Tree House B&B) you agree to the following terms and conditions.
During your stay you agree to abide by the subsequent conditions as set out.
If you have any questions please call before making the booking.
Person making the booking must be over 18.
If you want to bring children then please call in advance of booking because we take children only under certain conditions.
Person making the booking will be held responsible for cancellation, non arrival and damage costs.

To guarantee a reservation a deposit of one nights stay will be required
Payment made direct with the B&B can be paid by BACS transfer. Account details will be sent separately.
7 days notice of cancellation is required for a refund.
We are a small business and rely on advance bookings and cancellations can have a big impact on us.
If you have to cancel within seven days of arrival the deposit will not be refunded but we will try to move your booking to a later date.
Travel insurance is highly recommended.
We are required to register all guests who stay with us. A link to an online registration form will be sent prior to arrival. These are kept securely for 12 months. We will not use your details for any other reason. We do not keep any credit card details.
Check in is between 4pm and 7pm. If you require a later check in please contact us directly. Check out is 10.30am.
Apologies but early checkin or late checkout is not possible at the moment due to Covid-19 for which we are having to air the room and undertake a more thorough cleaning regime.
All guests agree to respect the privacy and peace of the other guests staying and that of the owners and neighbours. If this agreement is not honoured we reserve the right to terminate your booking with immediate effect.
Damages and Lost Property
We reserve the right to charge for any damages caused by misuse.
Any accidental damage should be reported to minimise disruption.Lost keys will be charged. Any lost property will be returned by post if requested or collection can be arranged.
This is a No Smoking establishment but you are welcome to smoke away from the house but please dispose of the butts in designated pots.
Parking is provided for guests on our drive way but park at your own risk.
Government guidelines state that you should not travel to us if you or any of your party has COVID 19 symptoms or if you’ve been told to self isolate.
If this is the case and you need to cancel your booking please let us know ASAP. We will refund your deposit or offer to move your stay to another date.
If you develop COVID 19 symptoms whilst you are here, please let us know immediately. The government guidelines state you will be required to leave the B&B and return home. We will refund the remainder of your stay.
If we have a case of COVID19 at the property we will shut the room for 72 hours.
If you develop symptoms or have to self isolate within 14 days of leaving the B&B, please let us know immediately.
If we have to cancel your booking because we have to self isolate or because we have had a case of COVID19 at the B&B, we will refund your deposit and try and find you suitable alternative accommodation locally.
